How we run it for contractors & remodelers
Sizing the bin to the phase
General contractors fill a dumpster differently at each stage of a job, and sizing to the phase saves money. Demo is heavy and dense: tile on mortar beds, plaster, cabinets, cast iron. A 20-yard will fill and get close to the included ton on a full kitchen-and-bath gut in an older Salt Lake home, so plan on one bin per gutted room-pair and watch weight. Framing and drywall is bulky and light; a 20-yard takes a lot of it before weight matters. Finish and punch-list waste is mostly packaging and offcuts and usually shares a bin with the drywall phase. If the job includes a foundation, footing, or flatwork demo, that material goes in the 7-yard dirt and concrete box at a flat rate, not in the 20-yard, and mixing it costs you the flat-rate advantage.
Swap cadence on an active site
Pick the cadence and we'll hold it. Daily swaps for demo weeks, weekly for framing and finish, or on call when the bin's full. A swap called in before noon on a weekday is usually done that afternoon; we're close to ACE Intermountain, Trans-Jordan, and Salt Lake Valley Solid Waste, so the truck isn't stuck in a dump line. While a bin is on an active swap schedule, the daily rental rate, trip charge, and relocate fee don't apply. If the site goes quiet for a week between phases, tell us and we'll pull the bin so you're not paying for a container that's sitting empty.
How the invoice works
One flat price for up to seven days, then $25 a day. That's it. A Thursday demo that finishes Friday costs the same as a full week, which is deliberate: it means you're never guessing whether a two-day rental will run long. The 20-yard includes one ton; over that is $75 per ton billed straight from the landfill scale ticket, which we attach to the invoice. The 7-yard dirt and concrete box is flat rate with no overage as long as the load is clean. Net 30 billing on every account, job codes on every invoice, and volume pricing that steps down at 5 and 10 boxes per month based on the prior month's count. The 10-plus tier comes with a service agreement that locks the rate.
A typical remodel, start to finish
A contractor gutting a 1960s Millcreek kitchen, two baths, and finishing the basement: week one is demo, one 20-yard swapped once, second load right at the included ton. Weeks two and three are framing, plumbing, and electrical rough-in, one 20-yard on a weekly swap. Week four is drywall, one more swap. Week five through seven is finish, one bin on call. That's about six container pulls over seven weeks, which puts the account in the 5-to-9 volume tier for the month with the most pulls. Every swap is booked by text, every invoice shows the job address, and the contractor never sends a laborer to the dump.
