How we run it for property managers
Turnovers on a deadline
A unit turns over on a date, and the bin has to be there that morning and gone that night. We deliver same day on weekday orders placed before noon and pick up on the day you name. Most turnovers fit in one 20-yard: furniture, carpet, appliances, and whatever the tenant left. If it's an eviction with a lot of volume, tell us and we'll stage a second bin or schedule a mid-day swap.
One account, all your properties
Give us the property name or unit number at booking and it prints on the invoice. One Net 30 account covers every building you manage, and volume pricing kicks in at 5 boxes a month across the portfolio, not per property. If you run more than 10 a month, a service agreement locks the rate.
Placement on multi-family sites
Parking lots, loading zones, and alley access all work. We put boards under every bin to protect asphalt and concrete. If the property has restricted parking or a tight lot, tell us and we'll place it where it won't block residents or the trash enclosure. Street placement requires a permit in most cities; on-site placement doesn't.
What stays out
Mattresses and box springs are accepted at $20 each, and they're the most common surcharge on a turnover. Appliances with refrigerant, tires, electronics, batteries, paint, and other hazardous materials are not accepted; if a unit has them, tell us and we'll point you to the right specialty vendor so the rest of the load can go out on schedule. Everything else from a typical turnover, furniture, carpet and pad, cabinets, drywall from a patch job, bagged trash, goes in the 20-yard. The bin includes one ton, and a normal unit turnover comes in well under it.
Recommended bins
Account pricing: one flat price for up to 7 days, $25/day after, waived on active swap schedules. Net 30 for contractors, warehouses and manufacturers. Commercial pricing details.
